Two semi-detached homes proposed for Appleby Line property

Residents concerned about tree removal, preserving the character of the neighbourhood

The landscape along Appleby Line near Cottonwood Drive has been undergoing a changer over the past several years.

Another development proposal for the area popped up just prior to the holiday season.

The applicant – Ancaster-based Johnsson Studio – wants to demolish the existing home at 336 Appleby Line to construct two semi-detached dwellings, both two-storeys on two separate lots, fronting onto Cottonwood Drive. 

The proposal for development includes two parking spaces per unit.

The development would require amending the zoning bylaw to allow two buildings, reduce setbacks, increase building height and reduce lot width.

Residents have sent emails to BurlingtonToday as well as city staff outlining their concerns, particularly over trees that will need to be removed due to construction.

Writer Irene Goodman has asked that two healthy honey locust trees remain, but an arborist report required for the development to proceed has recommended they be removed.

The sign for the development in the Shoreacres neighbourhood was put up in late December, according to local residents.

Goodman has asked the city to consider amending the proposal to construct a single-family dwelling, more in line with the neighbourhood “to ensure that its character remains the same for many years.”

Additionally, she hopes the driveway will remain on Appleby Line, rather than Cottonwood Drive.
